Sewer Scope · 2000–2022 Homes
Sewer line issues are completely hidden and not part of a regular home inspection. The only way to know the condition of the line is to run a camera through it.
These homes typically use PVC piping, but even newer materials can come with risks — especially when installation wasn't ideal.
Issues we've found in 2000–2022 homes:
- Long sewer bellies — the most common issue. Caused by poor slope or backfill, these dips trap standing water. Minor sagging can be acceptable; fully submerged sections are not, and that's exactly what we look for.
- Deformed or oval-shaped pipes from soil pressure or trench collapse, restricting flow and weakening the line.
- Screw piles or posts driven through the pipe — often from fences, decks, or garages added later.
Real example: We scoped a 2015 home and found a 20-foot belly filled with standing water. Total repair cost: $19,500. The buyer used the scope report to renegotiate, and the entire line was replaced before possession.
